Lease Terms:
Warehouse rent: €48.00/m² warehouse/year (+ 21% VAT)
Office rent: to be agreed upon
Paved lot rent: €12.00/m² lot/year
Concession fee: €6.45/m² warehouse-site/year (2025 rate) (adjustment to follow in 2026)
General expenses: none (owner-concessionaire bears the cost of roof and road maintenance)
Electricity/water/gas: private and at the expense of the tenant/sub-concessionaire
Property tax: at the expense of the tenant (billed pro rata based on the leased square meters) (+21% VAT)
Indexation: rent and concession fees are indexed annually
Security deposit: 3 months’ rent (to be provided via a bank guarantee)
Lease term: 3, 6, or 9 years (but never longer than the duration of the concession); other terms may be negotiable
